There Isn’t a Fixed “Every X Years” Rule

You may hear rough figures quoted online, but BS 7671 doesn’t say “replace all cabling after 25 years.” A rewire is driven by condition, capacity, safety, and how the installation has changed over time (extensions, loft conversions, kitchen refurbishments, outbuildings). Two houses of the same age can need very different answers.

Age and Cable Types Matter

Older installations may still use or contain remnants of obsolete materials (for example early thermoplastic types, aluminium conductors in the 1960s–70s, or historic wiring methods). That doesn’t automatically mean an instant full rewire — but it does mean an EICR and professional assessment are essential before you commit to major new loads (EV chargers, hot tubs, large kitchen appliance circuits).

What Your EICR Is Telling You

An Electrical Installation Condition Report classifies issues with observation codes. C1 (danger present) and C2 (potentially dangerous) usually require remedial work within a defined timeframe. Sometimes targeted repairs or a partial rewire are enough; in other cases widespread deterioration, inadequate earthing, or an obsolete architecture means a full property rewire is the proportionate fix. Your electrician should explain which applies to your report.

Everyday Warning Signs

  • Frequent nuisance tripping, buzzing accessories, or discolouration / heat at sockets and switches
  • Burning smells, scorch marks, or cables that feel warm in normal use
  • Not enough socket outlets, so the house relies on extension leads and multi-plugs permanently
  • Major renovation: new kitchen, extension, or loft — often the right time to renew sub-mains and first-fix cabling
