In 2026, these rules remain in force - and local authorities are increasingly checking compliance. Get it wrong and you face enforcement action. Here's what the law requires.
Clear Definitions

Smoke alarms in every habitable room
At least one smoke alarm on each storey where there is a room used as living accommodation. Alarms should be interlinked where possible.

CO alarms where there is a fixed combustion appliance
If you have a gas boiler, coal fire, or wood burner, you need a carbon monoxide alarm in that room.

Check at start of each tenancy
Landlords must ensure alarms are in place and working at the start of every tenancy. Tenants should test them regularly - you can remind them in the tenancy agreement.
